There are a number of cheap estates in Nairobi which are ideal for people who need comfort. These estates are not only cheap, but also family friendly. For a salary of Ksh 20,000 to Ksh 100,000 per month, you can afford rent of Ksh 4,000 to Ksh 20,000. Statistics show that over 80% of Nairobians pay monthly rent of below Ksh 20,000.

- Ngong
In the past Ngong used to be among the least sought after estates but in the recent past, many people have moved to that area for houses. The houses in Ngong are decent and cheap. A bedsitter goes for Ksh 6,500 to Ksh 10,000 while one-bedroom house costs below Ksh18,000 per month. The estate is cool with fresh air and enough space for children to play.
Most people living in Ngong work in Nairobi CBD, Karen, Rongai, Nyayo, Upper Hill and along Ngong Road.
- Rongai
The only problem with Rongai is the traffic jam along Langata Road. But the hoses in this estate are fairly cheap. With a monthly budget of Ksh 12,000 for rent, you’ll definitely get a magnificent one-bedroom house in a serene environment.
If you’ll be committing to town on daily basis, you’ll spend over Ksh 5,000 to Ksh9,000 on transport each month.
Rongai is not suitable for people working in Westlands unless they own personal cars.
All sizes of houses are available in Rongai. For a two-bedroom house, you’ll pay rent of between Ksh 15,000 and Ksh22,000. One bedroom houses and bedsitters are the dominant categories and they cost Ksh 6,000 to Ksh17,000 per month.
- Langata
In Langata, there are houses for upper and middle classes. Self-contained houses are beyond those earning less than Ksh 200,000 per month. Areas like Otiende are the best for middle class because some landlords charge as low as Ksh 15,000 per month for one bedroom houses.
This estate is suitable for individuals working at Ngong Road, Upper Hill, Along Langata Road, Mombasa Road and Nairobi CBD.
- South B, South C and Nairobi West
These three estates are adjacent to each other and are just next to Nyayo National Stadium. By living in areas like Nairobi West, you’ll avoid traffic jam along Mombasa Road by a great extent.
These three estates are ideal for people who are out of poverty, I mean someone earning more than Ksh 150,000 per month. One bedroom houses cost more than Ksh 20,000 per month but not above Ksh40,000. There are bedsitters costing as low as Ksh12,000 per month.
Working in Nairobi CBD is a joy because you’ll never wake up earlier than 6 am.
- Uthiru
There are also good houses in Uthiru where you can live and commute to town without much struggle. If your income is below Ksh 100,000 per month, Uthiru and adjacent estates will be ideal for you.
Most houses in Uthiru go for Ksh 9,000 to Ksh 15,000 per month and they are suitable for those looking for bedsitters and one bedrooms.
- Donholm, Umoja and Savannah
These three estates are also adjacent. Most of the residents here use Jogoo Road to access town. Since this road was upgraded, traffic jam is not a menace anymore. Anyone earning Ksh20,000 and above can get a decent house to live in here. Security is good, there is plenty of water and accessible roads.
If you are working in Nairobi CBD and you need a house you’ll be paying rent of Ksh 7,000 to Ksh20,000 per month, your first stop should be Donholm, Umoja or Savannah estates.
- Buruburu
Do you know Raila used to live in Buruburu before he moved to Karen?This was an estate for the rich in 70s and 80s.Nowadays,middle class population live here.The ideal salary to sustain you in Buruburu is Ksh 70,000 and above. There are few apartments in Buruburu, which explains why the houses are not relatively cheap compared to adjacent estates. The average cost of renting a house per month is Ksh 25,000.
- Nyayo Estate
Nyayo Estate is also a decent estate but only suitable for those ready to pay rent of Ksh20,000 to Ksh70,000 per month. Those living here access Nairobi CBD through Mombasa or Jogoo Roads.
- Kasarana,Roysambu,Kahawa Wendani
There are beautiful houses in these three estates which cost as low as Ksh 7,000 per month to rent. They are ideal for those with small families or bachelors who are working to move out of poverty.
- Utawala
For people working in Nairobi CBD, Mombasa Road or along Jogoo Road, living in Utawala is good for you. Utawala is one of the cheapest estates in Nairobi. There are beautiful houses which go for less than Ksh10,000 per month. The sad thing is that more and more people are moving out of other estates to Utawala because they realized life here is good and houses are cheap.
- Kitengela
Kitengela is not ideal for people working in Westlands because of distance. Those working along Mombasa Road, Athi River, Jogoo Road or Nairobi CBD can live here. Since there is also a bypass to Langata Road, anyone living in Kitengela can comfortably drive to Ngong or Karen on daily basis.
- Embakasi, Tassia, Imara Daima and Pipeline
Almost a quarter of residents in Nairobi live in these 4 estates. Pipeline itself accommodates over 200,000 people. The reason why people love these estates so mush is that the houses here are cheap. For as low as Ksh 4,000, you can get a good house to live in.
