Best middle Class Estates in Nairobi 2019

Middle class population in Nairobi forms the largest group among residents. It’s a fact that most people in this category search for best estates that have the following features:

  • Secure
  • Moderate rent
  • Enough water
  • Proximity to Nairobi CBD or work place
  • Modern apartments
  • Good drainage system

While it’s possible to get all the services above in one estate, rental prices are commonly high. But to middle class population, rent isn’t a big deal as long as the comfort is guaranteed.

If in 2019 you wish to live in middle income estates, choose one of the following:

  1. South C

South C has few apartments and is considered among the best estates to live in Nairobi for people working along Mombasa road or Nairobi CBD.The nice things about the estate include less congestion, good drainage system, security and proximity to CBD.South C is ideal for people with large families.

The downside of South C is that middle income earners with monthly income not exceeding Ksh 150,000 will not be accommodated here.The average price of one bedroom house is Ksh 21,000 per month while a two bedroom house costs not less than Ksh 30,000 per month. Another disadvantage of living in South C is that water is not always available in some houses—most houses depend on water from Nairobi Water and Sewerage Company.

  1. South B

South B Estate is adjacent to South C.This is where individuals with monthly pay averaging Ksh 120,000 live. South B is clean, secure and accommodative for individuals with families. The beautiful thing about this estate is that it has several roads that connect Mombasa road and Jogoo Road, meaning that beating traffic jam is obvious.

The only disadvantage of south B is that it’s becoming crowded—almost equaling Pipeline Estate.

If you work in Nairobi CBD,Along Mombasa or Jogoo Road or along Langata Road, it’s wise you look for a house in South B Estate.

  1. Langata

Langata is another estate where salaried employees with daily income of Ksh 3,000 to Ksh 10,000 can comfortably reside.Most houses in this estate rage between Ksh 15,000 and Ksh 40,000.

The bad thing about Langata Road is that water isn’t always available. In houses water is available 3 to 5 days a week. But the good thing is, houses are good and spacious.

If you work in Nairobi CBD, it’s not a good idea to live in Langata—this is because of the heavy traffic jam along Langata Road.

  1. Hurlingham

Hurlingham is relatively expensive but one comfortable estate for people earning above Ksh 200,000 per month. Rent for most houses at Hurlingham ranges between Ksh 30,000 and Ksh 60,000.

If you’re struggling in life, Hurlingham isn’t the best place for you.

  1. Parklands

Parklands is 5 minutes from Nairobi CBD.Few years ago, the estate was solely for the rich but the average invaded it when cheap houses were built.Currently,middle class live in this estate in masses.

  1. Ngong

For individuals who are in need of serene environment, one that’s pollution free,Ngong is your place. Though the estate is quite far from Nairobi CBD,it’s heavily recommended for individuals with average income.

The amazing thing about this estate is that nearly all houses here are new and elegant. The houses are also cheap and spacious.

Most people hate crowded areas—Ngong is where to settle if you are that type.

  1. Kitengela

We recommend Kitengela because of plenty of water, cheap houses and enough schools. If those are the things you need, it’s good you look for a house there.

  1. Nyayo Estate

Nyayo Estate is within Embakasi and it’s one of the best estates in Eastlands.The estate has first class sanitation,good and spacious houses and of course plenty of water.It’s here that you’ll live without the stress of water, security and crowding.

Rent for houses in Nyayo range between Ksh 25,000 and Ksh 55,000

  1. Utawala

Instead of living in the crowded Pipeline Estates, it’s better to look for a house in Utawala.In this estate,you’ll rarely experience water rationing, insecurity or high cost of living.

But for people living in Utawala, commuting to Nairobi CBD requires a personal car.

Houses in Utawala are cheap and spacious. A one bedroom house costs Ksh 10,000 to Ksh 15,000 while two bedroom houses go for Ksh 15,000 to Ksh20,000

Another estate you should set your eyes on is Ruiru.Ruiru town is past Kenyatta University and has several upcoming apartments. With Ksh 50,000 per month salary, you’ll survive in Ruiru without much struggle.

  1. Donholm

Donholm has both the middle class and slightly below middle class.There are houses in this estate that have servant quarters and they go for Ksh 30,000 to Ksh60,000 per month.

The average monthly income needed for one to live in Donhom is Ksh 70,000 to Ksh150,000

Buru Buru

Few decades ago Buruburu was home to Raila and other top politicians and tycoons in Kenya,until Karen,Runda,Muthaiga,Kitisuru and other estates for the rich were born.Even so,Buruburu remains among the favourite estates for the middle class. Houses here range between Ksh 20,000 and Ksh 50,000 per month.There are also numerous servant quarter houses to live in.
